Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!

If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.

We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster. All tenant correspondence is fielded, ensuring prompt resolution of any payment-related questions or concerns.

Tenants receive a monthly statement at the start of each month as a reminder of their balance due. If a balance still exists after the 5th, another statement will be sent to their attention. We run a delinquency report after the 10th of the month and follow up with each tenant on the specific balance owed on their account and escalations if payments are not made.

We all understand that unforeseen circumstances can occur in a month especially when a tenant is typically a good tenant. If a tenant’s balance grows to twice their rent, we then proceed with an eviction filing and provide them a final warning to make a payment. We will alert you when the process reaches this point and the tenant has failed to make a payment after the noted attempts.
